Dear Friends,

You guys have been very helpful in helping me understanding the neighborhoods in Seattle. Still, I am expanding my apartment hunting beyond the neighborhoods mentioned in the previous thread, because the rental market is really hot.

Could you comment just generally, from your perspectives, about the following neighborhoods? My top priority is (1) proximity to work (near Safeco Plaza in downtown) and (2) a safe & nice neighborhood for children & family to live. I did some homework but the information is not complete and certainly could be biased. So,your inputs will be highly appreciated.

(1) Montlake: some areas are close to enough the UW Link station, which makes commuting easy and predictable. Also adjacent to the Arboretum, a big plus for families with children.
(2) Broadmoor: similar to Montlake, but a bit further from downtown than Montlake.
(3) Madison: a bit further away than Broadmoor.
(4) Madison Valley: a smaller neighborhood in terms of area; didn't find much information about it.

The following neighborhoods also appear to me close enough to downtown. But I didn't see many rental listings; if there is, the price is well beyond my budget. Is it because these neighborhoods are one of the most affluent in the city of Seattle?

(4) Denny-Blaine
(5) Madrona
(6) Leschi


I am creating a new thread different from the previous one because different neighborhoods are ...please let me know if this is the norm for the forum. Thanks so much.

These are all affluent areas, with very little multifamily housing present in any of them, so rentals will almost all be SFRs, although there are a few multifamily properties in Madison Park and Madison Valley. Broadmoor is a gated neighborhood. Denny-Blaine is probably one of the top five most expensive neighborhoods in the city (Howard Schultz - Starbucks CEO - lives there along with a few other billionaires.) I'd be skeptical that you're going to find much that's affordable in those areas. Anywhere along the Madison corridor will have excellent access to downtown.

The problem in creating new threads is that people (and you) run the risk or repetition and/or loss of continuity. Right now, for example, I can't recall what other neighborhoods you were talking about in another thread, so I'm reluctant to make more suggestions because they've already been made there.

All of those neighborhoods satisfy your priorities of family-friendly with minimal commute. They range from ultra high-end residential (Denny-Blaine) to more "modest" homes by Seattle standards (Madison Valley). There are local exceptions of course but in general, prices are higher the further north and east you go (proximity to Lake Washington). What is your budget?

We are in the Squire Park neighborhood of the Central District. The CD is less expensive and deemed less desirable but we've found it very family-friendly with nearby parks, library, recreation centers, more public transit options... Plus we are under two miles to downtown.

I suggested West Seattle, (near Rapidride line in particular) in that other thread and I'll suggest it again. It has all of those amenities you asked for, a fair number of apartments/rentals, isn't crazy expensive, tons of families, and the Rapidride takes you one block from Safeco Plaza.

"under two miles to downtown"...that really saves you a lot of time! My budget is $2000-2900, either single family house or condo/townhouse is fine.

Denny Blaine is certainly elegant. Madrona and Leschi are less so, but neither neighborhood has much in the way of apartments. Leschi does more than Madrona, and they're not always super expensive.

Doubt you'll find anything in those neighborhoods (maybe Madison Valley/Central District) at that price ...maybe twice or triple that and you could get in. Have you looked south along the light rail line ... North Beacon Hill, Columbia city ...
