I am being relocated, and can not get out of my lease. I have a 1 BR, 1.5 bath Townhouse in South Lake Union, within walking distance of cafes, bars, shops, Amazon, and more. I have to move by the end of August.

Try negotiating a buy-out. They can only charge you for the time it takes them to find another renter, not to the end of the lease. At that location, assuming you leave it in pristine condition, they shouldn't have any trouble finding a new renter by the end of the next month. Check your lease to see if there is a termination fee (two months rent?).

Of course, if you can find someone acceptable to the landlord to assume the lease (or sign a new lease), that would simplify things. Post the details, with pics, at:

There is a buyout, which is 2 months, but I would rather not pay that much. I have posted on both of the
craigslist sites you have listed as well. Thank you

Unless you’re planning on moving back, encourage your landlord to find a new tenant and initiate a new lease between the tenant and landlord, not a sublease that would ultimately make you responsible. Have the landlord contact a leasing agent and you reimburse the landlord for the fee, usually one month’s rent. We used Seattle Rental Group and they had a new tenant for our Belltown condo in 3 days, prior to that it was 1 week. They could have someone in there by Sept 1, will you? I’m sure the landlord would appreciate a comprehensive background check as well.

I just emailed Seattle Rental Group and hopefully will hear back soon. Thank you for the suggestion. I will try again to see if the Apartment office will help me find someone.

This really is a fabulous apartment is an amazing area. It's within walking to Amazon, Pugent Sound, and everything in downtown Seattle. South Lake Union is a great neighborhood, and this apartment is right in the middle of it. There is stainless appliances and quartz in the kitchen and lots of storage. Washer and Dryer are upstairs where the bedroom and full bath are. There is only a $99 deposit, and the rent is $500 less than what these same apartments and townhouses are going for.

Why not list it on Zillow? That's what we did with our rental and had several inquiries within a week (like over 10). It was rented out within that time-frame as well. By listing it yourself you avoid the fees rental management companies charge.

Zillow won't let me post because of the size of the complex. I was able to post on Hotpads, and it's on Craigslist, etc.

usually craigslist works.

when i rented a home in kirkland, i ended up buying a house midway through the lease. i had 6 months left and the landlord didn't want to try to lease it out again because he intended to move back into the house at the end of my lease.

we went back and forth with him wanting me to pay him 6 months rent for buyout, me refusing and telling me he can only charge me until he finds a new tenant, etc. but in the end, i figured that even if he tries to find a new tenant, as time goes by, the chances go down that he'll actually find one since the time remaining on the lease goes down. in the end we split it and i paid him for 3 months. oh well. i probably could have gotten away with less.

but that house wasn't as desirable. good luck!
