I'm looking for a townhome for less than 300k. Preferably walking distance to grocery and shops. Safe area. Is east hill a good area?

Currently, no. That could change, but it will likely be a few years out before you see any significant change in that area.

With that having been said, I lived there for a year and liked it ... but I didn't have any kids in the schools (which are not great) and I knew to say NO to methheads and people that stir after DEA raids at 2 in the morning.

I agree, avoid it. When you find really low rent/home prices, there is always a reason.

I second what Hemlock said. You have to live somewhere, though, there probably are worse places. I have a South Sudanese buddy who lives E Hill Kent. I have visited him, been to a Sudanese wedding there too. Nice people. Kent does have the Sounder commuter rail to Seattle, making it increasingly popular.

East Hill is part of a larger a larger area: East Hill-Meridian. The more into Meridian, the better, but also the higher the property values. Want safety, good schools, and a decent commute? Be prepared to pay for it. I still think the key to finding value is to look for good areas within larger, but "improving", neighborhoods.

There's the East Hill, and there's the East Hill. It's not all the same, it's not all unsafe, and it's not all unpleasant. The further east from HWY 515 you go, the nicer it gets. And the East Hill is vibrant and diverse, a great neighborhood for dining out or shopping. There's some great Middle Eastern bakeries, Indian buffets( Bellevue has Indian buffets with Indian software engineers as customers, Kent has Indian buffets with Indian truck drivers as customers), Russian grocers, a great Afghan restaurant,etc.
So I think it's a block by block thing, some being much better than others. A lot of neighborhoods get tarnished with a broad brush, when there are both good and bad parts. and I think the East Hill fits that bill.
