I don't see why the OP couldn't consider north Seattle; Victory Heights and Pinehurst have homes in her price range, and good schools, AFAIK. Victory Heights has a nice park/playground that's walkable from anywhere in the neighborhood, there's low crime, and most streets are quiet, and fine for playing, biking, etc. When I lived there, there was always an Asian restaurant within walking distance of the neighborhood; I don't know if there's one still there, on Northgate Way near 15th NE. But grocery stores, coffee shops and other amenities were just a 10-minute walk away, for me. It's the most convenient, walkable neighborhood I'd ever lived in, in Seattle.

Maple Leaf is also a nice, family neighborhood full of parks and quiet streets with nice homes within the OP's price range. The thread title says, "Seattle", but the post only talks about the Eastside, so I don't know exactly what the OP wants. Maybe she thinks Seattle wouldn't be affordable, but she's wrong. Her price range would get her a nice house with a double lot in Maple Leaf or Victory Heights.

Hi Thanks for the suggestions. I looked at the schools of the areas you mentioned, looks like they are not as strong as some of the suburbs. I would really like to move into an area where schools are rated A+ or A by niche, etc.
