Maybe a setting that is a bit more rural might be more open to the pet. Maltby (just north of Woodinville) might fit the bill, would be a fairly reasonable commute to Kirkland.

Thank you for all the suggestions! So helpful! I had no idea our dog would be an issue.

I've been in Kirkland for a year and it's great for families, but as others have said, getting a 3 br / 2 ba house that allows dogs for $2,500 will be tough. I did see this 3br / 1 ba house in North Rose Hill:

And this 3 br / 1 ba in Finn Hill

You might be able to find some houses in eastern Bellevue like these:

https://hotpads.com/16504-ne-12th-st...pes=house&z=12

Could try the outlying areas of Redmond too. With no traffic it's very quick into Kirland, but I've never driven with the flow during rush hour so don't know what it's like.

You certainly won't find the kind of size many Texans are used to for that budget, though.

vacancies are pretty tight, especially for SFH, so landlords often have multiple applications to choose from. if they can get a tenant without a dog, they'll certainly prefer that all else being equal. you could try to offer a higher deposit.

Briercrest, Parkwood, or Richmond Highlands might not be an easy commute to Kirkland, but I wouldn't call it horrible. Mill Creek would have to run the 405 gauntlet.
Okay totally makes sense. Good to know what to expect budget wise and that we will probably need to raise it!

Here are some 3bd/2.5ba townhouses starting at $2,361 in Kirkland's Juanita neighborhood. Pet: $250 deposit, $250 fee, and $30/month pet rent.

Here's a 3bd/2ba house with a great fenced yard for $2,395 in Shoreline's Briercrest neighborhood. Not far from Kenmore/Bothell, so a doable commute to Kirkland.

Well, uhm, since it's:

14004 113th Ave NE, Kirkland, WA 98034
3 beds 2 baths 1,650 sqft

FOR RENT
$2,700 /mo
Rent (estimate) $2,495 /mo
List your rental on (major property aggregation site) It's free!

...Uh, "problem."

That took 2 min 30 seconds to sleuth, I was pretty sure it was 98034. Best of luck with CL, thieves need to be a bit more-creative to really fleece 'em good.
