Been looking at condos outside Seattle metro area and haven't seen much that is appealing in my price range. There does seem to be more on the market recently and lasting longer. Hoping things soften a bit more but not counting on it.

Our Seattle area RE agent told us that her slowest months for 1st signing, are June-October Because people are just finishing with school in June and looking into summer. July is summer. August is looking at schools. September starting schools. October things start picking up again. Mostly people are just looking during these months. While sellers are trying to get something done ASAP.

Since they listed 3 others in our neighborhood have gone on the market and one across the street will be in the next few weeks. Empty nesters moving to lower cost areas of the state. These would be considered to be among the more affordable homes in Sammamish at $700-800k though there is still an occasional "Investor Special" under $600k.
I just did a deal on Whidbey Island, a house that had been on the market for a couple of months. What I have noticed is more houses on the market. There are no less buyers, just more houses to choose from. and some houses are staying on the market longer because of unrealistically high prices.

I'm clicking along pretty well, 6 closings in the coming month. The market isn't quite as competitive as a few months ago, that's a good thing for buyers. Don't mistakenly think that it is suddenly a buyer's market, it isn't.

The house near us that has been on the market for 5 weeks just dropped the price by $30,000.

Update: the one on the other side of us at $699k was on the market 7 days, and is now pending. Same size as the one next door with the price drop but it's still at $749k so probably overpriced.
