Maddie, it's pretty cool, I go there a lot. I'm a traveler, it's the place I go to get my fix when I'm not traveling. Certainly the most diverse part of Seattle, the other day I was in a Senegalese hole in the wall cafe having tasty food and speaking French with Seattle people originally from Senegal, Benin and Haiti. It's still funky, rather Bohemian, but mixed in with lots of Asian, African and some remnants of African American culture. There is a historic movie theater, a great farmers market, good light rail access, a very good music venue (The Royal Room), lots of community events, arts, activism happening. There are great independent coffee shops, a classic breaky place (Geraldine's), excellent Caribbean restaurant and rum bar (Island Soul). There is good pizza, lots of Ethiopian/Eritrean food (we have the third largest East African community in the USA), delicious Vietnamese food, Kenyan food, southern BBQ. There is an old school African American barber shop, funky bike shop, great library, cute little boutiques.

In short, in a city that has had charm gentrified out if it in a number of places, Columbia City is hanging in there in that regard. Go down there, stay a few hours and let the layers unfold. It may not be where you decide to live but I bet it becomes one of your favorite parts of town.

West Seattle is great, it's a pretty laid back, friendly place. If you ever miss your OZ beaches, Alki Beach in West Seattle is a legit sandy beach with gorgeous views and a real beach volleyball scene. Although the public schools in West Seattle don't quite measure up to NE Seattle test score wise, they are getting much better every year. With your 1.2 mil budget, we can accomplish some views in West Seattle for you. If you look at a map, you can see how you can bushwhack down 35th SW to Highline, doing it without having to mess with the freeway or the West Seattle Bridge. That's a luxury in Seattle and something you will be very thankful for.

I love the Admiral area of West Seattle. Great walkability, good Seattle access via Admiral Way, easy drop down to Beach Drive and Alki Beach. Metropolitan Market is a super grocery store, the new PCC natural food store and Trader Joe's are quite close too. There is a little movie theatre, great pubs and cafes nearby, quiet streets, lots of homes with character.

On the other hand, why spend all your money on a house, when you can get more than what you want for half as much:

That place is amazing! At a remarkable price, too! I'm Good privacy in the back yard, too, for a relatively small lot. I agree, that the OP could be smarter with her money. Just because one may have 1.2 mill at one's disposal doesn't mean one has to spend it all on a house. And BTW, there are some nice older craftsman-style homes in the Admiral District, too; quite a few of them. Those front doors on that place aren't to code, though. But they make an impressive presentation.

I thought the general rule of thumb with RE in West Seattle, though, was to stay west of 35th Ave. SW. Or is the scene changing so fast, that the areas east of there are improving? That Camp Long neighborhood is just north of High Point, which is a sketchy area. That could explain the low price on that place.

You are right Ruth about that 35th Ave SW general rule. East of that and Delridge are more affordable, but not as nice. Of course it is nice to buy lower than the top of your budget, but also prudent to compare apples to apples. At a higher price, they might be able to accomplish a good view, something that would have more intrinsic value and be a really inspiring and pleasant place to live.

It's interesting about views. That's what everyone wants, supposedly, but I much prefer a well-treed lot near a park. I'd rather be nestled in the cedars, than have a view. But I did look at the street view of that place, and the neighborhood had undergone quite a bit of change; it was a mix of original single family homes from the 20's & 30's, in good condition, interspersed with apartment buildings. So, for more money, you get a completely single-family-home residential area with nice yards, nicer ambience, and so forth. Also, for more money you can get a bigger lot. I'm all for larger lots and a bit of privacy.

But that is on 35th, with Camp Long behind it. The elementary, Genesee Hill, is rated an "8" at Great Schools, so yes it has changed.

Camp Long is nice, but not the best part of West Seattle. Living east of 35th SW, if one can afford other options, usually isn't the first choice. No the line isn't "red" anymore, I'd call it "pink". There certainly are charming neighborhoods in the first few blocks east of 35th, traffic noise can be an issue too. The Admiral area, like the home link you sent, is much more coveted.

But it is priced to sell, considering the positives:

* 4 bds, not 3; 2.5 baths, not 2 (2,760 sqft)
* Bonus room and daylight basement
* Hiking trails (Camp Long)
* 6 blocks to Trader Joe's
* 10 blocks to the Junction
* "8" elementary
* Easy commute down 35th
* Set back behind trees and a veranda "sun" porch, blocking street noise

Also, 35th looks ripe for a "road diet"...
