"In a neighborhood where it’s tough to tell what might be an Amazon office building or just another apartment complex, Apple is moving into Seattle’s South Lake Union neighborhood and erasing any doubt about who occupies 333 Dexter Ave.

Construction fencing has come down in recent days around the perimeter of the office building, which sits on the edge of Amazon’s urban campus. And white street-level signs bearing a blue Apple logo have gone up, along both Dexter Avenue to the east and Seventh Avenue to the west.

Apple first announced its plans for a major expansion in Seattle in June 2019. The company said at the time that it would grow to 2,000 employees in the city over the next five years, calling Seattle a “key engineering hub.”

The Cupertino, Calif.-based tech giant has had about 500 employees in Seattle, working out of Two Union Square, a 56-story office tower downtown".

Should help Spire fill up some of the unsold units. I heard they’re only at 30%. Emerald and First Light will also need some buyers. I think a lot of people would consider investing in a unit if they dropped the units down to $700-$800/sf. The campus is gorgeous and they had a cute star lit up on the roof during the holidays. My understanding is most of that building will be engineers.

Great to see Apple, Google and Facebook all expanding significantly within Seattle city proper.. Post pandemic, the place will be vibrant once again. As I said in another thread, the long term threat to the prosperity of the region is the lack of quality higher education institutes outside of University of Washington, not a few thousand homeless spread across parks. The latter can be solved within a few months with some low cost housing options and enforcement, but it take decades to build top tier research universities.

Thankfully there are enough people willing to come to Seattle from other major hubs in California and New England. I agree we don’t have a critical mass of excellent institutions yet, so the people we draw to the region tend to be starting to have families and putting roots down, vs the transient feeling of Boston etc. Good for RE in the short term, but we should be cautious about becoming Cupertino North.
