It's why these progressives love to get rid of all single family zoning in favor of tenement housing, and turn the whole city into the D3 core. Then we will have utopia. Meanwhile Seven Hills Park in the core of D3 is a homeless camp with human feces everywhere.

I'd say it is a "mushy" line, that tracks MFH zoning (to the south) and SFH zoning (to the north). Density wins elections, however, but we'll see.
