OP, wanted walkable, though. Pinehurst can only claim to be walkable to amenities where it borders Victory Heights. That would be a great neighborhood!

Exactly Ruth, ideally close to where Pinehurst Way NE joins 15th Ave NE. Very tasty Zylberschtein's Deli is right there, as well as good Thai place and 3 Ethiopian cafes. Neat, diverse energetic feeling in that area.

I’ve helped a few clients buy homes and condos in the Pinehurst/Victory Heights area and they seem happy with no issues. Common sense is always key, would I walk around at midnight alone at the corner of Pinehurst Way NE and 15th Ave NE? No.

I don't know where you'd find a one bedroom for $800/month except in small Midwestern towns and similar places.

What? Why? I lived about a block and a half from there, and never worried about walking around there even late at night. It's a very quiet neighborhood. 15th NE is the border between Victory Heights and Pinehurst. Has the area changed in the last 10 years?

Yeah Bremerton is a totally different market than Seattle. Not that many folks make the commute. WFH may have impacted their rents, not sure.

A true 1 bedroom in Seattle could be anywhere from $1,500 to $3,000 or more depending on your amenities, building vintage, and location. Now there might be some hella crusty apartments way up on Aurora or something that rent for less, not sure.

There are locations in Lynnwood that are very walkable. And the light rail is going in there, too, which will be very convenient. There are apartments located between 99 and the work-in-progress light rail station down the hill that are in the OP's price range (for now...), and are in good neighborhoods. There's a nice wetlands park tucked away in there, with walking trails: a hidden amenity.

OP, you seem to be attached to Seattle, but there are locations outside the city that would be affordable and very livable. The only problem is, that rents won't remain static. There will always be upward pressure on rents, due to demand, even if there may be a brief market correction.



If you want affordable rent that stays affordable longer-term, look in Mt. Vernon. There are plenty of walkable locations there, and it's not without its charms. They have a good co-op, and Mt Vernon is where many of Seattle's artists and creative people moved to, when they were priced out of Seattle. Your rent will stay within your affordable range for a decade or two up there. Otherwise, buy a condo, but bear in mind, you'll still owe monthly maintenance payments.
