This is all great info - thank you! Sounds like an easy transition for a New Englander used to being close to everything. Now if I could just learn what the heck spelunking is....

It was mentioned that Maple Valley is further out from Bellevue -- about how long would that commute be? Can you get a little more land there and still be in a development?

1. Google Maps says it's 28 minutes from Maple Valley to Bellevue, but I'm guessing that would be at 3 AM. 45 minutes is what I'd say offhand, but you can stay off the freeways and take back roads if you chose to, and
2. There are a bunch of houses currently for sale in Maple Valley for under 550 with at least 1/4 acre lot. I showed a 7 year old drop dead gorgeous house there last summer on an acre which ended up selling for 580. My clients were overwhelmed with the size of the lot and decided they didn't want something that big.

Okay, let's talk climate. I thought the rainy Seattle thing was an exaggeration, but have learned from folks in the know that it is actually true! Any chance some of the outer lying areas are slightly better in terms of the overcast skies and drizzle?

That depends on how far away you mean by "outer lying". Here's a couple annual rainfall maps of the area. There is a slight disagreement between the two along the Snohomish County beachfront but my observations over 20 years have been that for King County the city of Seattle gets the least rain.

A place like North Bend won't be less overcast, but at times when it's drizzling in Seattle, it'll be snowing in North Bend.

North Bend and similar foothill locations get about twice the annual precipitation that Seattle gets. According to the Sunset Western Garden Book that climate zone has colder winters and considerably more rainfall.
