i'm curious about what the family friendly areas are close to seattle with good schools and a more "urban" feel. if i am using realtor.com, any suggestions for zip codes so i can get a feel for what the homes in my price range would be?

Here's a few zip codes in nice neighborhoods within the City of Seattle"

98112 North Capitol Hill, Montlake

98115 Ravenna, Bryant

98103 Fremont, Wallingford, Greenlake

98105 Laurelhurst

98117 Ballard, Greenwood, Phinney

98109 Queen Anne
98119, Queen Anne, Magnolia

98116 Admiral District West Seattle
98126 Alki and Alaska Junction West Seattle

There are other nice neighborhoods not in those zip codes, and there are parts of the above codes that are less nice than other parts of the same zip code.
Also, you might be better off looking at a local RE website rather than realtor.com because there was a bit of a tussle a few years back between the local MLS and the Association of Realtors, the result being that some of the MLS members don't list on realtor.com. I'd suggest redfin.com, or estately.com, or windermere.com, or johnlscott.com, or nwrealestate.com. Using their website to find a home doesn't obligate you in any way to use them as your agent/broker.
