I would just list it with a realtor, or if you don't want to go that route, advertise it yourself as you have described. If you go the website/forum route, somebody's going to get money from you. Be careful.

Of course this is not true
We put in a horse arena and horse setup, fencing and cross fencing on our property. To a non-horse owner any of those are useless and they would not pay extra for them (why should they?). To a horse person, they are very important and they understand why the asking price is higher. Most realtors are clueless, they sell to the lowest common denominator. Of course, we found a buyer for our property a week into listing it by owner, for a price $30K higher than what two realtors we invited to talk to, told us. Why? 'Cause they showed up like robots with "comps" in their hands and totally neglected the horse facilities and the fact that all of our 5 acres are fully usable and flat. In this area the vast majority of the 5 acre properties are sloped and steep and therefore useless for anything but trophy homes. To a horse person full usability of all the acreage (esp. if the acreage is small) is essential. To further compound the story, there are not many starter homes/properties in the area suitable for horses and horse people. The ones that are there are extremely expensive due to that fact. Ours is a renovated double-wide and for a person who has horses but doesn't have the $400K+ required to move here and keep them, our property was a God send. Of course, none of the realtors cared to even think about that - all they saw was "double wide" and "5 acres" and they provided "comps" and proclaimed the magical listing price range. Totally useless.
You can list your own home by yourself on MLS. Most people these days search realtor.com themselves and the real estate agent is just a tool to open and close the doors. I don't trust anything they say anyways and due to threat of lawsuits the agents will not say anything committal anyways. All they want is their commission and if that means selling your home for $20-30K less, well, 3-6% of that difference is not that much so long as they can get the 3-6% of the main value.
A lot of people use ebay and craigslist. Most property is off of the grid. How far off of the grid makes a big difference.
