I posted before and most of my responses were telling me that Florence, SC is what I'm looking for, I wasn't sure if maybe any towns neighboring it were any good as well? I'm just trying to be cautious about the cost of living. I don't know where I'm going in a career path and am not entirely sure what our budget is going to be. So prices of land in Florence? Neighboring towns that may be cheaper? I just don't wanna skimp on quality of safety/crime for raising a family.

It gets real rural after you leave Florence so I think you can get inexpensive land close to Florence.

South Florence is probably a little less expensive than west Florence.

There are a lot of little towns around Florence that are essentially part of the Florence metro. Housing / land will probalby be less expensive but everything else is going to be about the same. If you are going into Florence often you will obviously be spending more on gas than if you just lived in Florence.

Hartsville is the next biggest town in the region referred to as the Pee Dee. It is about 40 minutes from Florence.

Generally Florence and Hartsville are the only two cities in the Pee Dee that transplants are open to living in.

Darlington and Timmonsville are 10 minutes from Florence. It's been a long time since I been to either but my family used to go to a pool in Timmonsville when I was a kid and we saw doctors and dentists in both cities over the years. That's not a lot of stores and restaurants in these kind of towns but if cost of living is your big concern, living here will save you some money and you aren't that far from Florence.

I don't think crime is much of an issue in the Pee Dee. There is a small bad area in the downtown area of Florence but that is easily avoided.

You'll probably need to come down here and check it out. It is going to be a lot different from Mass and you might know instantly that it won't work for you.

I can't wait to come down to do some exploring. From what I've read, I really like the Florence area, I wasn't sure if maybe Effingham or Pamplico or places close to it were much different but I'll check out Florence to see what kind of quiet areas are there. I'm used to being completely surrounded by trees and having to drive 30 minutes just to get to a walmart.

Well Effingham is more or less Florence. I never actually been to Pamplico but it still close enough to Florence if you don't mind a drive. There's really nothing but land in Effingham and a prison.

Some other small cities you can look at nearby are Lake City, Marion / Mullins , Dillion , and Bishopville.

I think somewhere along Alligator Road which kind of a boundary of Florence near Effingham and running out to Timmonsville would be a good place to look if you want a rural area but still stay close to Florence.

I greatly appreciate all the information you've given me. You've been a great help at narrowing down areas. Once it becomes time to move, we're gonna be purchasing land and putting a modular home on it. I've been doing as much research on as much material as I can think of. Definitely looking forward to exploring the area. I only stopped in South Carolina once and it was a pit stop at a hotel/motel from Mass to Florida and back in 2010.

As a former Florentine or Florencean.. cant remember which one it is.. What did you love about florence? Just curious...

Chris, do you have an idea of what part of town you are going to buy something?

I grew up there, it is a good small town to live in.

I'm curious too. My family has ROOTs in the Florence/Manning area and I was certainly not very impressed by Florence. .
