My husband and I want to find the perfect place to buy a winter home for escaping the cold and snow in Michigan. We are both in our early 60's so we are not concerned with night life or big city living. I am completely in love with Myrtle Beach and south. I just got back from a 10 day trip where I looked around the areas of Myrtle Beach, Garden City & MI. First of all, I was surprised with the lack of information to actually find mobile home communities. We figured we could afford a second home if we went with a mobile home for the time being. We have looked in Florida and these communities are everywhere but I'm just not crazy about Florida living.
The places I found while down in Myrtle Beach were disappointing. Nothing was gated. A very nice home would be surrounded by 5 nasty homes. Found two 55+ communities but they looked more like campgrounds then communities. The Jenson Community is just way too big. Others were definitely resort communities. I did find modular homes on city lots but they were in areas that didn't appear very safe.
We need to be in a safe area for when I travel alone and we need to know our place is safe when we are not there. We don't need a lot of amenities but would like a nice pool area. I am now thinking that we need to look farther inland but want to be within an hour of the beaches. We also need pet friendly since we have a couple of tiny dogs. We really enjoy small town living but want the beachy feel. I know very little about the Conway or Georgetown area, but do they maybe have nice 55+ Mobile Home Communities? We also are not interested in a new home, we want a pre-owned, well maintained, clean home.
Can anyone send me some suggestions of places that might meet our needs? Ready to buy if we can find the right area......winter is moving in !!

The only 55+ community I am aware of is Crestview in Summerville, outside of Charleston. Lot rent runs about $400 a month.

Maybe call a mobile home sales lot and ask them. They should know them all.
