does anyone have any info about the victoria square area of hilton head/ looking for 2nd/ retirement home with tennis and golf nearby/ would like to stay no more than low 300s/ is this a high traffic area / would prefer an area that does not cater to the short term rental market

Have you actually seen the development or only pictures?

I like the actual neighborhood, just not fond of the surroundings. There have been home invasion issues in the past, not sure how the crime currently is. I noticed the gates are now kept closed even during the day so I imagine it is an effort to combat crime. The gates used to be open during the day and only closed at night.

Marshland Road has a fair amount of traffic but Leg O'Mutton (sp?) is not too bad. Convenient access to restaurants, grocery stores, etc.

Honestly, if I were in your situation I would be inclined to look at The Preserves at Indigo Run. While they are not single family homes, they are nice condos with a very convenient and nice location.

Preserve at Indigo Run is a nice spot. Close to shopping and dining and appears to be well kept up. Think they have a small gym within the club house as well.

I would be very leary about buying a second home in SC now unless property taxes are not a concern to you. The Point of Sale assessment on your purchase can drive up your basis on the property and in SC non-residents pay 100% of the School Operating Expenses in their property taxes. Residents pay ZERO in their property taxes. Do not assume that the previous owner's taxes will be yours. They may have resident status and the resulting lower property taxes. Talk to the County Assessor if property taxes are an issue with you before you buy.

Valid point, non-resident status can more than double the property taxes.
