I'd genuinely suggest northern Minnesota, in the Iron Range area Northwest of Duluth. Cool summers, very hunting/fishing friendly, and the cost of living is VERY low. You could easily find a rental house for under $600. The area votes Blue due to the power of the mining unions, but the actual day to day living culture would probably fall within your definition of "conservative". Of course, it's very very cold in the winters, but it's tolerable for those of us who like cold. Income taxes are high, but property taxes in that area are VERY low, as is insurance, so it balances out. When I owned a home there I paid less than $1000 a year for property taxes and insurance combined.

Meth and alcohol abuse is a problem there, but I think that's true most anywhere these days. Just look at current crime stats as you make your decision.

Take a look on the real estate websites at the towns of Hibbing and Virginia and the surrounding small towns and see what you think.

A thought, if you have decent credit. There are some nice manufactured homes, around 800 sf with 2 bedrooms. You could buy one for well under $600 month. You might be able to find a small town lot of your own, or a small town mobile home park to rent a space that might have garden space too, or at least a community garden. I would think that would be better than an apartment or shared house.

Until it comes to for maintenance. If you’re unable to maintain the place it will not take long to fall into disrepair.

Take a look at Hot Springs and Edgemont, south of Black Hills. Edgemont has super cheap real estate. Haven't looked into why.

Maybe Buffalo SD.

Or Hullett, Wyoming.

Or White Sulphur Springs Montana.

Or Challis or Salmon ID.

Or Orofino, Grangeville, St. Maries or Wallace ID.

Maybe Chadron NE.

1 bedrooms for $600 in these places. 2 bedrooms? Maybe a few.

It also depends what you prefer on small town size. Some might want 500-1000. Some really want 2-10k. Might get better recs if you state a preferred range.

You could rent for about $400 for a two bedroom apt in a place like Bowman, ND. Very conservative gun friendly country where people measure distance by how far a gun can shoot.
