We have a lot in Hearst subdivision we bought about 15 years ago before we moved out of state. We are getting ready to move back in next three years or so and we want to begin to develop our lot (about one acre and wooded) Where do we start?! Do we interview a builder first or have a survey done? Our vision is about a 2000 sq ft. single story with garage and a 600-800 sq ft. guest house and a decent size storage building that is all cohesive. Where would you begin? Assume financing has already been secured. TIA Pam

I would start reaching out and talk with them. With your time horizon you might have better luck than we did. Most of them are just building spec homes because they sell almost instantly. We contacted builders and so did our realtor. They are so busy they are even ignoring realtors. It was incredibly frustrating.

So we stopped looking for property knowing nothing would be built anytime soon. We ended up buying a home that was 2 months from being completed in Spearfish and the builder actually let us upgrade and change a few things. We got super lucky because his design and taste fit what we were looking for.

Obviously in this environment if your looking to drop millions you will get their attention. We weren’t that big of a fish
