What are the best landlords to rent from in Springfield, Missouri? What are the best areas to live in (low crime, convenience, etc.), and who are the landlords/management companies to stay away from?

South and East sides seem to be best. I've lived in North and west sides. Not so good.

Anybody know anything about The Wooten Co.? They seem to be the most prevalent management company on various online apartment search sites, so their properties keep popping up as I search, and they seem to be fairly highly regarded withs lots of good reviews and a long waiting list, but I thought I'd double check here to be sure (and also to see if there were any other options people would recommend).

Background: Looking for low cost but good and safe--slight preference for southeast part of town (with easy access to 65 or 60--family in Branson) but open to something closer towards downtown, understanding that south of Sunshine tends to be nicer/better quality. OTOH, also potentially looking for a roommate, so maybe being near the school would make that an easier sell.
