Quick question - is there such a thing as a suburb in St Louis with good schools, relatively affordable ($300k or so 3 b/2ba house), and where one can conceivably be within walking distance of both a good public library and a bar. Thinking of an inner suburb with its own downtown area. Possible?

The best place I can think of is Brentwood. O. B. Clarks and the new Irish Karaoke Pub are right there on Brentwood Blvd and so is the Brentwood Library (as well as the Starbuck's, City Hall, Walgreen's, Bread Company, YMCA and more). You can find some 3 br, 2 bath homes in Brentwood for about $300K, but they will be the older, smaller 3 bedroom homes there. The newer, larger 3 BR homes (especially the ones west of High School Drive) cost a lot more. The schools there are great, especially if you like a smaller more personable environment.

Brentwood or Kirkwood ... Brentwood doesn't have its own "downtown" though, but it fits the rest of the criteria and is closer to STL. Kirkwood fits all the criteria too - is about 10 minutes further out, but does have its own "downtown".

I live in Rock Hill, which is a small little suburb in the Webster Groves school district. Fairly close to Webster Grove's downtown, I can walk to the grocery store, library, several restaurants, a couple good places to drink, and a gym. Bought a (smaller) 3 bdrm/1bath house here for under 200k. I had similar criteria, and looked in Brentwood, Richmond Heights, Maplewood (schools not quite as good), Webster Groves, and Kirkwood as well.

There are definitely 3bd/2bath homes to be had at 300k in these areas, as long as you're ok with something smaller and older than what's built 15 miles west.

Don't forget about Webster

Clayton has a decent library branch, and you could prob find a condo in that price range within walking distance.

And the Clayton, Central West End, and University City Libraries are right near MetroLink so you could live anywhere near a stop.

Webster Groves, though to find a well-maintaided, 3 bed 2 bath walking distance to Old Webster Groves downtown could be tough at 300. I think it could be done.

What can someone tell me about Maplewood schools? What is usual price-range for something walkable to Old Webster Groves?
