My husband just got his transfer papers and we are moving to St. LOUIS in mid january 2012. I need to find a great location for families and great school districts. We are looking to rent at first and need something like a 3 bd for under $1000 a month. I have a prek and 1st grader and i am very active mom in their education. I need tons of help as to where a good neighborhood and good school district is please!!! My husbands work is close to forest park and we need to be kinda close to that as we are a one car family and cant really afford another car. Thank you in advance for any help, its greatly appreciated!!!!

I found this place, its close to husbands work and is in Ladue school district, let me know if this is a good place or no?

If you could find a legitimate 3bdrm place in Ladue School District for 1k/mo or under, I would take it. That almost seems like a too good to be true sort of price, IMO. Ladue is a very highly respected SD, and it's kind of a big $$ sort of town.

So university city, mo is a good place to live? Ive found a few rentals for under $1000, $950 but granted its still under!!!!

I looked up that property and it's in the University City school district. The tax code for University City is 131 and Ladue is 117.

I used to live practically right across the street from that address. It's a lovely area and very safe. You'd be fine there for a while as you get to know the area. But you won't be in the Ladue school district.

Use this site: Real Estate Information and you'll get the correct information from St. Louis County. Type in the address and the first page of info that comes up is assessment information. Look at the left side of the screen and click on "Tax Amounts Due". You'll see that the school sub code is 131. That's U City.

Or call the Ladue School District directly.

That area in U City just north of Delmar is served by Jackson Park Elementary which should be a fine school for your children. Being right on Delmar would make it easier for you to catch the bus (since you only have one car), but it will also be a bit busier and noisier (I believe you will be quite close to Winslow's Home which is a popular restaurant/market there on Delmar.) That is a great family location too, with a lot of single family homes with children in the area.

The Flynn Park elementary area (just south of Delmar) is another good family area, but finding a 3 BR rental for $1000 or under there would be difficult. Your 3 bedroom requirement severely limits your options as you could probably find some pretty roomy 2 BR rentals at that same price point elsewhere. There just are not that many 3 BR $1,000/mo rentals around! University City may well be one of the few places where you can find them at your price point and still be in a pretty good elementary school with convenient public transportation. Try to stay within either the Jackson Park or Flynn Park attendance areas. You can see the attendance map on the district web site:

^That's a nice property, good price, stellar location. You might occasionally here some iffy things about University City School District, but Flynn Park elementary is considered by all to be a very good school and that's where your kids will be. Actually I think Delmar is the border -- I'd confirm the school; it might be Jackson Park, which is OK but not as good.

The Rockwood and Parkway school districts are strong. The rent is a bit higher, but the academic offerings at the school districts are extensive.
