I drove around Belleville at Christmas time and it certainly seemed like a nice thriving city to me.

Yes, the west end of town is still nice. Belleville's downtown is one of the nicest in the St. Louis area.

It is important to remember, though, that Belleville is 10+ miles wide. The east end of town, near IL 157 and adjacent to Signal Hill, is indeed experiencing white flight.

Signal Hill is on the west end of Belleville and not the east end. The white flight Belleville has been seeing has primarily been from the west end (not exclusively Signal Hill either).

That being said, there are some gorgeous homes on Signal Hill Boulevard and many are massive. The west end of Belleville is also a large area, btw. It's easily the majority of down. Parts of it can be sketchy and plenty of it is also perfectly fine. A lot of the money has been shifting to places like O'Fallon and Shiloh though.

Thanks for the info. I'm moving to that area in the next month so I am trying to learn about the communities before I arrive to house hunt in a couple of weeks.

I gathered form another thread you're headed to Scott. If you're trying to get to and from the base in any sort of reasonable amount of time, then the far west end of Belleville wouldn't be the best option anyway. I'd recommend closer to downtown Belleville and the east end for the best access from Belleville.

O'Fallon and Shiloh are also good options very close by, but neither has a downtown area similar to Belleville's. O'Fallon is trying to remedy that as best it can at the moment, and it's been getting a lot of investment as of it late.

Mascoutah and Lebanon are also small towns nearby that could work, depending on how small you're willing to go.

Also, in terms of retail, Fairview Heights will become your primary big box retail/mall destination if you don't want to head all the way over to Missouri.
