Adorable house! I love the 1950s Bathroom (with doors from St. Louis Shower Door Company- which I only know because they're identical to mine!). I hope whoever buys it keeps the bathrooms in tact!

Beyond Pasadena Hills, there are some gorgeous houses in Bellerive /Bel-nor, that are also affordable enough to factor in private tuition.

Another consideration for the OP, I have a family member who lives in St. Charles and works at UMSL (15 mile trip). The commute takes her about 40ish minutes on I-70 during peak hour (for an 8am start time).

Thanks! I have added Bellerive/Bel-Nor to the ever-expanding list of possibilities. We will be looking at St. Charles but a 40 minute commute is on the outer edge of what I'd like to do. I am planning to be on the road earlier (shooting for a 7am start) so maybe traffic patterns are a little better then. I am sure each option has some pros and cons associated and we will have to see how they rate against one another. Certainly a lot to consider over the next year or so.
