We may be relocating for a job near Lake Saint Louis. We would like to find a home on five or more acres for $300k or less. Can you recommend some cities for us to explore? Not wanting to be too far from town as we homeschool four kids and need access to homeschool community and activities. Thank you!

Id look at neighboring Lincoln County (Troy is the big city) or Warren County (Warrenton is the county seat). Heck, you might find what you want in St. Charles County, not sure about getting 5 or more acres for less than $300k though.

Definitely Lincoln or Warren County. But you'll get more square footage for the price in Warren County (Warrenton or Wright City). St Charles County.....maybe. Most likely in Defiance or Foristell.

Are any of these areas in flood plains? More or less likely for tornadoes?

I would be very surprised if there was a significant difference in tornado risk over such a short distance.

I would recommend Warren or Lincoln Counties. Make sure you stick with homeschooling if you buy there because the schools are notoriously sub-par. Warren County is going to a four day school week, for example.

It's Missouri. We're all likely for tornados. lol

Also might want to consider Wentzville and surrounding area. Wentzville is close to Lake St. Louis.

Just for curiosity sake, I found a house at your price point, with 5 acres. https://www.realtor.com/realestateandhomes-detail/41-Oak-Valley-Dr_Troy_MO_63379_M87402-88459?view=qv

Seems very nice.

Very nice house! Yeah, I know all of MO is tornado prone, just wondered if some places get hit more than others. I know that when we lived in Oklahoma and Nebraska there were places that seemed to always escape.
