I need to expand my rental biz and I was thinking south city makes the most sense. Decent properties and neighborhoods with relatively inexpensive housing makes it an attractive option.

My question is this, where would you put your money? What neigborhoods would you prefer and why? If you are renting in south city now what factors made you decide on your area?

The most popular areas seem to be Tower Grove South, Soulard, Shaw, Southwest Gardens, Lafayette Square, Dogtown, The Hill, Benton Park. I would look into Fox Park, you can still get a cheap property, the neighborhood is on it's way up and the location is the best IMO. I have noticed a lot more college students moving in. I think most renters in the city are looking for stuff that's close to places they can walk to for food, coffee, and parks. For example, a friend of mine chose his apartment based soley on the fact that it's right next to Mom's Deli and Lindenwood Park. He just extended his lease for another year and plans on living there for a long time.

If I were buying property to rent out I would choose something really close to a lot of businesses. That, and tree lined streets with tall old brick buildings. The best value in this case would be a neighborhood like Benton Park or Fox Park where you can still get property relatively cheap and still have a ton of stuff to walk to.

Last year, I was looking into buying some rental property.Anyways, family crap came up, had to spend my stash elsware, but I was looking at a few four unit flats in SW city for around 100-150K. Try to find something within walking distance to food, taverns, parks, stores, etc...

- Near walkable amenities restaurants, bars, parks
- On a stable clean st.
- Near a large employer or university

stlcitygirl, thanks for the link, I will check that area out. From 44 I noticed a lot of boarded up houses so I guess a lot are still vacant there?

Tower Grove is better. There is a newer, more contemporary vibe. The Hill has spots that are run down and depressing.

Tower Grove East still has a lot of reasonably priced 2 and 4 family homes and rental prices are good. Young people will handle a bit more riff raff if they're still walking distance to all the great restaurants and bars on S Grand.

Not many places in the city limits, if you want the city, the St. Louis Hills area is the last remaining safe area of the city proper. Lived here for my entire life, & have seen the major decline.

This is the dumbest thing I've read in some time. Not even worth it to make a point by point rebuttal. This isn't stltoday and city-data posters know better than to take a post like this seriously.
