I am also thinking that there are new corporate giants stepping in as well? Or cases where some buyouts occured but most of the jobs either stayed or in a couple cases more arrived later?

^A good example is Nestle, who has actually significantly increased their presence in St. Louis since the buyout.

I agree with momule.
I recently moved to Boston, and cost of living is very similar to Creve Coeur and Ballwin.

Yea but most St. Louisans don't live in Creve Coeur or Ballwin. These are some of the most well off communities in the metro area and perhaps the Midwest. Obviously these areas are going to be more pricey then North or South County.

And a lot of Ballwin isn't as pricey as many people think as well. There are a number of now older subdivisions that aren't much different cost wise from South County.

You're right: there is affordable housing in Ballwin/unincorporated St. Louis County. Here is a house in the next neighborhood over from me:

It has 3 bedrooms, 1 full and 1 half bath, central heat/air, 1375 square feet, $159,900. Not palatial by any means, but if someone desperately wanted their kid(s) in Parkway schools, here ya go.

When my wife was commuting weekly from St. Louis to the Boston area, she had co-workers paying $250k+ for homes that would not have cost half that much in the St. Louis area. When she showed them some listing in St. Louis city, she said that their jaws dropped.

City house prices are low due to abundant supply and low demand. Boston has a strong city housing market whereas st louis is weak. Boston city schools are much better than st louis city schools.
