For the record, I don't live in Syracuse, but Pompey and Fabius seems like that too. Plus its gorgeous there with all them hills

I agree with the last two posts. I'd look south of Syracuse in towns like Onondaga, LaFayette, Tully, Otisco, Fabius and Pompey or towns like Marcellus, Camillus, Skaneateles, Manlius, Van Buren and DeWitt(southern half/Jamesville).

Tully could be a nice location in terms of a good small SD, close enough to Syracuse, closer to Binghamton and Cortland also can be an option in terms of some shopping. Tully is probably similar to Harpursville or Whitney Point.

grdnrman, this one you posted is awesome. Once again, I am baffled by NYS taxes. Little properties in this price range I sometimes see for $5k or more (usually in a village though) and this one is only $3k with 2.5 acres. This would be my pick for the OP! Good area of Cicero too.

Property taxes depend on which jurisdictions the property is in (usually county + city/town + village if it's in one) and are based on the assessed value of the house. Being within a village is typically higher (for village services) than within towns outside of villages.

I know, its just strange to see a 3 bedroom house on that much acreage for only $3k. Is there anything in NYS where if you have a certain amount of acreage, and sell a certain amount of vegetables or fruits, you can qualify as a farmland assessment? In NJ, its like $500 of produce sold and 5 acres and your taxes can go from $10k to like $2k.

Thanks for your kind words.

I wanted to give the OP a choice of many properties located in different areas around the Metro Syracuse region. Maybe the OP will find one that fits their requirements well. There are several on my list that I'd want to check out if I were searching for this type property.

Yes, the one you mentioned/selected on Lakeshore Road is a good choice for the price & taxes indicated. I guess you enjoyed reviewing my list of properties that I posted. Thanks again.

Ya gotta watch the taxes like a hawk.

Getting exemptions is nearly impossible for all but veterans.

And often a place hasn't been reassessed in awhile.

If you hit the perfect storm of a vet who also tagged some of the others (old age is an easy one if your patient) and hasn't been reassessed in awhile you may get quite the unpleasant surprise in awhile.

I bought from a vet and got reassessed the year after. Holy sticker shock.
