It could work in the Inner Harbor/Franklin Square area, but you make good points about potential contamination and demographics. Demographics is what I thought about with the former Kennedy Square location, as students that live in off campus housing nearby or even on campus, people that live in Downtown and those that don't live too far away on the East Side/Eastern suburbs could patronize a Whole Foods.
There are a few grocery stores on Erie Boulevard East. So, I don't know if that would be an issue.
