Hopefully others will chime in, but pros that come to mind is proximity to Downtown, the highway, Destiny USA and you have a park/green space in the area. There is a café and a sandwich shop, as well as a Spaghetti Warehouse restaurant nearby in that neighborhood, but that is pretty much it in the immediate area.
A con that comes to mind is that there are still signs of the old industrial days in the neighborhood, but it has been changing for years.
