Given the access to the highway and to University Hill, I would think that someone would be interested in those sites.
I agree, some mixed-use or residential development would be ideal considering their location and proximity to the hill. As I read more of these posts, I am pleasantly surprised by the relatively high demand for redevelopment properties throughout the City (and area), not just downtown. If there were no interest in (specifically) the properties mentioned, I doubt there would be a photo-op or presure on Sunoco.
No one wants to play around with those underground tanks or the red tape and government agencies that come with them. The prices would have to be very low to get anyone to even touch that property. It could be profitable, but there is a HUGE risk of unforeseen conditions.

Sunoco has a similar site on the corner of 57 and John Glenn in Liverpool, which they even pulled the tanks from and removed it, and they haven't actively tried to sell it. At a minimum they could at least tear down the attractive nuisance of a property on the corner of Brighton and Seneca Tpk...
Rochester’s Eastman Business Park will host a new $23 million Battery and Energy Storage Technology Testing and Commercialization Center. Since the Center of Excellence in Environmental and Energy Technology is located in Syracuse, shouldn't this center be located in Syracuse? So much for the hype and promises made by SU, SUNY-ESF, Centerstate CEO, politicians, etc. about CofE's potential on the local economy.
