I'm posting this message mainly for those out of state people who may be considering moving to upstate New York State and would like to know more about Syracuse in selecting a new place to live. YOU CAN GET MORE INFO ABOUT METRO SYRACUSE FROM MANY INTERNET SITES. In my opinion the Syracuse region offers a nice quality of life atmosphere for families & single people. The cost of homes is much LOWER than many cities across the country; one survey says that the metropolitan Syracuse region-4 counties-has the 9th most affordable home prices in the nation. New home prices (2009 yr.) start around $150,000 and go on up from there depending on location. A nice new suburban family home can be bought for 250 to 300 thousand dollars. Nice 20 to 30 year old homes can be found for $90,000 and up depending on location. You can find apartments, condos, patio homes, townhomes, senior housing, duplexes, single homes for families and single people. Personally I prefer the suburbs, especially Cicero, Brewerton, Clay, Liverpool, Baldwinsville, Radisson, Camillus, Fairmount, Onondaga Hill, Jamesville, Chittenango, Cazenovia, & Kirkville. More upscale towns are Manlius, Fayetteville & Pompey. The village of Skaneatles is probably the most upscale with million dollar ++ plus mansions along the west shoreline of the lake. Skaneatles downtown offers nice shops, restaurants, etc. Suburban towns a little farther away are: Central Square, all the villages along the north shore of Oneida Lake, Pennellville, Phoenix, Marcellus, LaFayette & Elbridge. Home prices in eastern NY State (Albany, Saratoga Springs, & Hudson River valley down to NY City as well as New England states) are MUCH MORE EXPENSIVE than the Syracuse region. The best attributes of the Syracuse region are as follows. The great highway system throughout the region and especially in Syracuse & suburbs area which allow you to travel everywhere quickly. International Airport service. AMTRAK train travel east & west. Numerous colleges, universities, state colleges, community colleges, techinical & business schools for higher education. Metro Syracuse population is well educated & motivated. The population is diverse. Syracuse city is the medical center for the whole middle/central part of New York State with a Children's hospital, a Veterans hospital, and 4 other major hospitals as well as nursing homes. There are many first class shopping malls/plazas/strips in all suburbs serving metro Syracuse. Syracuse hosts the Syracuse Nationals Car Show every July which is one of the biggest in the country. The New York State Fair is held every year in Syracuse in late August. Syracuse is a convention city. Numerous motels & hotels of all price ranges are available for travellers. A Bass Fish Contest is held every year with a winner prize of $100,000. Salmon fishing is held every Sep-Oct at nearby Pulaski, NY. Antique & flea markets are held throughout the summer in villages around the region. One of the greatest assets of the Syracuse region are the lakes/rivers/streams. Onondaga Lake is at Syracuse/Liverpool. The New York State Canal goes thru the Syracuse area. Oneida Lake at the northern suburbs offers parks, swimming, boating, water skiing, water seadoo sport, & fishing. To the west of Syracuse are the beautiful Finger Lakes of New York State. The Finger Lakes are home to numerous famous NY State wineries, fishing/boating/swimming on the lakes, picturesque rolling farmlands & woodlands, vacation destinations, craftspeople who sell handcrafted wood furniture-colorful handmade quilts-home baked desserts-and other handcrafted items, & famous auto racing at Watkins Glen. North of Syracuse on the Canadian border are the Thousand Islands in the St. Lawrence River. That area offers boat trips, boat dinner cruises, sightseeing, camping, resorts, and more for your vacation. Northeast of Syracuse are the Adirondack Mountains with resort towns (Old Forge, Blue Mtn. Lake, Tupper Lake, Lake Placid, etc.), lakes, boating, hiking trails, forest camping, mountain climbing, & much more. Two detractors of Syracuse are our home prices are reasonable but property taxes are high AND we could use more good jobs-as is the case with much of NY State. BUT our home values have remained stable & our unemployment figures are NOT as bad as many other states experiencing the current national recession. Syracuse is business friendly and our region would welcome new industries especially those specializing in "GREEN" products/jobs. Syracuse has an almost limitless clean water supply for those industries requiring a good clean water supply for their food products. Industrial buildings & land are readily available for new industries & businesses. I just wanted to mention those last facts to let new residents know that Syracuse is progressive, business friendly, & family oriented.

Home prices in Syracuse/CNY are outstanding. My family recently moved back from Las Vegas (and loving being back) and having traveled extensively throughout the west coast and looked at many places while deciding to move away from Vegas and I can say with authority that Syracuse's home prices are some of the best, if not the best, in the nation.

The home we had in Vegas was 1975 sqft, AC, split level, built in 1987, and decent lower middle class neighborhood;we sold it for $275k (if we had sold before the bubble burst it could have sold for as high as $360k), and the home we pruchased. The house we purchased in Cicero is 2200sqft, AC, colonial and built in 1996 and great upper middle class neighborhood and we purchased for $162k.

Now some are going to see this post and say the taxes are higher, and yes this is true, in Vegas out prop/school taxes were $2300 and here they are $5000. Alittle more than half BUT our car insurance was cut in half (there $2300/here $1200/yr-full coverage+) and our vehicle registration is less (Vegas is based on % of worth and required yearly/here it cost $140 for registration and to swap license and is not every year). So right there the difference is made up AND cost of living is cheaper here as well. Food costs here for most basic things (like eggs, milk, etc) are basically 1/2 of what it is in Vegas, electric is cheaper here, my sons schooling (parochial) is almost 1/2 of what it was in Vegas as well.

Now am I saying Syracuse/CNY is a Utopia? Not quite, being a self employed IT consultant/Engineer I will say that the CNY market is not as robust as Vegas but it is also less competitive as well so theres a plus. And some people may not like the weather (ie snow) but on a personal level I will say that having lived in a place where the average temp in summer is 115 degrees and averages 10 inches (or less) of precipitation a year that I am thoroughly looking forward to winter and being in a snow storm--the beauty of it, and relaxing at home in front of a wood burning fireplace (which is extremely frowned upon in Vegas) or playing with my 7 year old making forts or snow ball fights. And the change of seasons and the colors associated.

Not to mention the problematic tax situation out in Nevada right now -- with no state income tax, I understand the state is struggling with the recession more than most. Las Vegas is in many ways a pleasant place, but perhaps not as livable as some Rust Belt areas with a lower cost of housing and many commodities (the milk, eggs, et al.) that we take for granted.

Thats true, when we left the state was in process of making HUGE cuts in educational funding and health care--eliminating positions, cutting "non core" educational classes (music, gym,etc), after-school activities, layoffs, and on the health care side they are closing clinics, eliminating positions, etc. And with casinos(the states largest collective employer) laying massive amounts of people off they are experiencing less sales tax revenue. Also the city has been forced to start buying some properties because of the massive amounts of foreclosure--another strain on an economy already reeling. Its not a good place to live (for those that like living there)

Thank you for putting the cost of living and tax thing into perspective. I think a lot of people here lose sight of the other costs that get them in the end. They have to get that money from somewhere.

I just get sick of people saying taxes are so high there, and while thats true many other costs are relatively low
