Hi everyone,
I am moving to Tally in August for grad school and will be buying a house to live in for about a year, then rent it out and buy (and fix up) another one..

I have started looking for houses online and doing research. I need some help with finding a decent neighborhood with as many of these characteristics as possible:

Price- I am looking to spend not more than about 60k on a house. 70k if its a really good deal.
Safe- I don't want it to be a bad idea for my caucasian girlfriend to walk the dog at night.
Distance to FSU- reasonably close to FSU- within 4 or 5 miles.
Distance to Downtown- same as above- 4-5 miles, max. It would be great if I could walk there for a night on the town.
Rentability- I own a property investment/ management company and want to be able to easily enough rent the house to respectable people (including students). I don't want the house to be in the middle of a Section 8 neighborhood.
Older neighborhoods/ homes are fine too- I can fix/ rehab anything.

Thats about it for now. I welcome and appreciate all suggestions.

Also, where is the "strip"? Like where all the college students and younger people go out eating and drinking?

The strip is on Tennessee St..

I doubt you will find a house for that cheap.

There are plenty of houses on Zillow.com in my price range. That's where I found my last couple of investment houses in Texas. I have no problem finding a house in my rance, I just don't physically know where to look. I dont want to do a lot research, and find my top 3 houses are in the bad part of town.
Are there neighborhoods I should look in, or avoid?
There are a number of houses in the Frenchtown and Greater Frenchtown neighborhoods, just to the North of FSU.
There are a bunch of houses in the Pensacola neighborhood, to the SW of FSU.
What about Apalachee Ridge, just south of E. Orange Ave.- to the SE of FAMU.

Are any of these neighborhoods safe/ seem like they have potential?

So, in other words, you'd like other people to do your research for you? With your criteria, you're going to need to do a LOT of research to find a house that you want that's in a decent neighborhood. The neighborhoods you have mentioned are not good ones. But the price you want to pay will most likely keep you out of the desirable areas.

Thanks for the responses. Looks like I may have to up my budget a little. As for having others do my research, wrong. My being on here talking to you all IS research. I'm just trying to get the scoop on neighborhoods from locals. So, since those neighborhoods are all ghetto, can someone tell me the neighborhood(s) where the students live? I don't have any kids do it certainly doesn't need to be a very "family-conducive" community.

Students live in neighborhoods off Tennessee st. and Pensacola Street,

Also off high road, Ocala road,

Down tharpe street,

Mission, White drive,


So many areas.
