Hello,
My family is considering a move to the south from Northen Nevada. We'd love to buy a farm with at least 30+ acres to mostly grow are food and have some chickens and cows for meat. We have young children so good schools (or affordable private schools) are important. Small town feel with friendly folks. 30-45 mins to a decent town for shopping and health care. Our budget is 350-450k. We'd love to pay cash for a place. Then live frugally and grow our food (better quality) Hubby would look for a part time job.

So far from our internet search Madison, Live Oak, Altha, Havana are on list. Or is there any small town that would fit our wish list?

Anybody live in these areas? Any ideas and advise?

Stay in Nevada is #1 idea

Otherwise look at Alabama area. Florida is VERY expensive, taxes are very high on your property and one hell of allot of people ... no small town feel about it.

Alabama is rural, low cost of living and property taxes are quite low.

It seems you have not spent much time if any in place like Live Oak or Havana. They don't call the Panhandle LA( Lower Alabama) for no reason... FWIW I dont like the term Lower Alabama or calling anything north of Orlando South Georgia, its Florida.

The only areas of North Florida that come close to "one hell of a lot of people" would be Jacksonville area

My advice is don't. Going from Northern Nevada to Tallahassee is like going from southern California to Mississippi. I would recommend looking downward towards the Tampa Bay area. There are plenty of places in the outskirts in the city that would perfect fit for purchasing farm area without sacrificing a change in complete lifestyle.

What a change! I would go to North Carolina. The weather is better. You can't grow much in Florida in the summer!

True! We don't have state income taxes but can't grow anything either. We are open to consider other states.

Land is more expensive around Tampa Bay not to mention it becoming suburbs, which maybe good if you want to sell in 15 years..Northern Nevada isn't exactly bustling the only place of any size in Northern Nevada is Reno; the whole state isn't Las Vegas and although there is casinos in the state there is a large percentage of Mormons(read very conservative) and lots of libertarian types,

The OP may be looking for "Mississippi", just because you are prejudiced against Southerners does not mean everyone is.
