I am a CA resident thinking about buying investment properties in Tallahassee, particularly around FSU’s campus, with the goal of achieving positive cash flow through renting. I graduated from FSU in 2006 and have family who live in NE Tallahassee and friends throughout the area. I travel to Tallahassee once or twice a year to visit my parents and am fairly familiar with the NE side of Tallahassee. (Killearn, Bannerman, etc.)

A quick search on Zillow shows some interesting opportunities though I’m unsure of which areas to avoid since I haven’t spent much time around FSU since I graduated. I am a little hesitant by all the crime threads I’ve been reading on CD so I am seeking any advice from the locals here on the areas I should avoid if looking for a rental property to purchase. I am targeting FSU students as potential tenants. I would appreciate any insights from this group!

I also graduated from FSU in 2006 (Go Noles!).

I haven't lived in Tallahassee since 2009, but my sister lives there and we visit fairly regularly.

Violent crime has spiked in Tallahassee since our college days, but my understanding is that it's mostly confined to the typical areas you'd expect (south side). Everything around FSU has been developed and built up like crazy. Gaines Street is unrecognizable.

As long as the properties you're looking at are near FSU's campus or north of it, I don't think you have much to worry about.
