1)It seems that the real estate market has NOT gone down in Tallahassee like some places in Florida?
--Any comment on this?

2) What is the average range for 1-bed apt in Tallahassee?

Thanks!

Yes, the real estate has not seemed to change much around here. I currently live in Tallahassee and we are too busy building up the town to notice about the home sales in this area.
A one bedroom apartment can run anywhere from a couple hundred a month to probably about 1200 a month. it really depends on where you live (like everywhere else). I lived on the east side of town and had a 2 bedroom, 2 bath townhouse with a fenced in back yard, and i paid 650 a month for it. and i loved it. it was right off north monroe street (one of the main roads in tallahassee) and it was very close to the interstate. i would have stayed their my whole life, if i had owned it, and hadnt gotten pregnant and needed a bigger house. hope this helps.

Look for older properties, the new properties are very expensive.

What seems to be the big factor in apartment rental is location. But there are some places, if you just drive around and look for the signs where you can probably get a 1 Bedroom Apt for around $500-600. Probably most of these options are not the most desirable place, but I've heard from several people that mentioned these places in their home hunts. And every now and then you'll find a diamond in the rough for this price. For an apt complex that takes the time to advertise online, keeps up with the property, and so on it'll probably run about $900-1000/month. For the very nice places, it can go as high as about $1200-1250, is what I'm thinking is the highest I heard from a friend who recently found an apartment. But yeah, I don't think there was much of a real estate bubble in this market as much as slow, steady, rising demand. So when the market went down, it didn't fall too hard here because of the steady base.

What is an "income restricted" apartment? One that only people making less than X dollars a year can rent? I saw a couple of properties online that said "income limits apply", but I initially thought they were expensive properties, so that you had to make at least/ not less than X dollars a year to qualify. I guess that was not the right interpretation...?

A previous poster mentioned $200- $1200 as the range. I'm not sure about $200, unless we are talking about a room in a 3 bed/2bath apartment. Now, if we are talking about a 1 bed / 1 bath, just 1 person, in an apartment complex (mostly student oriented), the lowest one I've seen is Carolina Square (http://www.carolinasquare.net). They don't have their fees online right now, I guess because they are adding free cable and internet, so they are going up. But last year they were renting for around $ 550. I have not seen anything lower than that yet, unless it is a room in a shared, larger apartment. The $ 1200 end would be for a really large apartment in a nicer part of town, or a single family house in an average location. The usual websites for this type of search are http://www.apartments.com and http://www.move.com
