I was wondering if anyone could assist me with over 50/55 communities in these areas. I am not looking for mobile or modular. We are looking for a place with boat facilities/waterfront and pet friendly. Hopefully not too expensive. Any help would really be appreciated. Thanks!

Well, most of Florida is over 55, so just pick any place and you'll prolly be fine. And aren't waterfront places with boat facilities inherently expensive anyway? Because after all, they're waterfront places with boat facilities.

Learn as much as you can about areas you are interested in at City-Data and realtor.com--but when you get serious, look up a real estate agent. We picked the ones that had listings in communities we were interested in. The good ones know their markets.

Our first pick for a locale proved to be a total bust, as every condo in the area was 55+ and we didn't want that. The next trip, we had two identified two good prospectives areas in advance and connected with realtors in each. Each realtor knew enough about what we wanted to line up a productive half-day looking at properties and the general area. Monday, town #1 with realtor #1; Tuesday, town #2 with realtor #2, Wednesday, look again at town #1 and sign a purchase offer with realtor #1.

Bottom line, use the internet to get close but employ the experts when you need to make a decision.
