I am planning to purchase a home in Fish Hawk Ranch within the next 1-3 months. I am looking for something in the $275k - $330K range. I would like a newer home or might consider working with a builder there. Has anyone had any experience recently purchasing a home in Fish Hawk? I am interested in the negotiation range for existing homes in this price range. Also, while I have not spoken yet with any builders there, I know they won´t negotiate from the list prices much, but in this mkt will probably help on options. I want to add a pool if I chose to go with a builder, but don´t know if I will be able to stay within my price range - it seems that for a 4 bedroom/3 car garage the builders are still asking quite a bit especially if I need to add a pool. If anyone out there has advice for me I would really appreciate it. I am moving to Tampa soon and looking forward to it!!

While my knowledge of FR is a bit dated, I would be surprised if you could find much of anything in there for that sort of money. Granted, I am sure there are a few short sales floating around, but the range you're looking in is pretty much rock bottom for that area, I believe.

Don't get a pool through the builder; it's just another profit center for them. Ask for closing costs and as many upgrades as you can get by with (blind package, appliances, lighting, etc.). And builders are somewhat negotiable on price if you have recent comparable sales and on-market competition to show them. All builders (materials & workmanship) are not equally comparable though.

I recently bought a brand new house in FishHawk Ranch and that price range is totally doable. In fact the house next to me is currently being built for around that price. It is also on a corner lot and has room for a pool. Our house was originally listed for $289K in June 2010. By the end of July it was listed for $260K. We got the house for $255K plus we asked for a fridge and the builder accepted it. I would definitely check the area out. We ended up buying new because for what we were looking for it was cheaper to buy new then used unless you are wanting to deal with a short sale which we weren't. Hope that I helped. Good luck.

That's great! That price range was realistic when Fishhawk first opened, but with the housing bubble doing what it did the prices ran up to astronomical amounts.

Good to hear that they are finally equalizing. A nice area, for sure, but the commute can be a real bear with only having two lane roads for access. It would be nice if the County would finish widening Boyette between McMB and Bell Shoals.

Any idea when that is slated to be finished? We love Fishhawk but I work near the airport and that commute is just brutal right now.

Nope, but I was amazed to see that they only did the work between McMullen Booth and Balm-Riverview. I realize the tax dollars are tough to come by for this sort of thing, but it seems like a real waste to only do a part of the project when it does little to relieve the problem it was designed to solve.

Thanks to all of you for the info! We are busy researching the area and its overwhelming! We will be doing our look see visit next month. Schools are the most important priority for us. Fish Hawks schools look good as long as they are not over capacity. I also noticed Lutz has good schools. We are also looking at Seven Oaks in Wesley Chapel. I think if we take our time we will find something. I can actually live anywhere in Florida but we keep coming back to the idea of Tampa. Sarasota seems to have good schools but I havent found much on housing there in my pricerange and newer homes.
