Are you going to be financing using a conventional loan? If so, seller is only allowed to contribute 3% so at 250,000 the max you can get in closing is $7500. If you go FHA, I believe the max is 3.5%.

They countered and we recountered.. They said 270 and 5k closing. We asked 260 and 10k closing. really it is us trying to get the lowest amount we can with the main goal being no closing so we'll se what they say tomorrow. And yet I wonder, wouldn't it suck if they were on here!!

Check with your lender there is a cap to how much they seller can contribute towards closing costs on a Va loan.
