My husband and I are getting ready to move to Wesley Chaple from Palm Harbor and we are torn between Grand Hamptons and Seven Oaks. We are torn between taxes, CDDs, home prices and location. We are looking at building a new home in either neighborhood for about $360-$400k. Does anyone have any advise? Does anyone have a home in our price range that can tell us what taxes will truely be for that price of a home? We are truely torn and can anyone offer any advise?

I was looking at both pretty heavy, but the HOA and CDD is just so high that it just was not worth it. I understand why they have them, and the benefits. But that much restriction for the lifetime of ownership is just too much responsibility. I needed a bit more freedom.

We pay approx. $ 1550 in CDD + $ 68 in HOA fee per year for a house in Seven Oaks. It is a 2100 sqft.

Taxes without Homestead incl. CDD was $ 4300.-

Seven Oaks is cheaper in property taxes than Grand Hamptons due to that community being located in Hillsborough County.

There are some builders selling over there right now...Seven Oaks, brand new

We've been in Grand Hampton for about a month and we really like it so far. Seven Oaks seems nice as well though. I don't think you really can go wrong either way.
