Not walk away from the loans.....stop taking things out of contest, I was replying to someone else, Walk Away from buying those OVERPRICED HOMES all those years ago, and just resort to common sense about living arrangements when you're mortgage or rent is 30% or below your monthly income.
I don't condone ppl walking away when they realized they cannot afford the monthly payment, you didn't get what I said.

You try to recover from 50 years of being under a communist regime, then talk. On the other hand however, ppl there are still better cared from than here! Much better. I honestly HOPE my country doesn't turn as Capitalist as the US....that would be awful. And for the record, WHY in the world would you think in "Socialism" people can just walk away!? OMG, please read about this before posting such nonsense! Walking away from a mortgage is not "appropriate" or "regime" dependent! OMG! it is someones choice! as a matter of fact FYI, Back there when you get such loan, you have to have other people sigh with you, a bank there doesn't just hand over this much money to a person based on forms or documents that can be falsified this easy, in Romania, you can't be a Notary without going to LAW SCHOOL for example, so unlike here where you can become a Notary online in less than 20 minutes, over there these documents related to a home purchase are taken VERY SERIOUSLY and ppl don't "walk away" the way the do here, or worst, declare bankruptcy and free themselves of debt they accrued recklessly!!!!!!!!!


The sad part in the US, is that while we have laws against this, they are NOT enforced. Which leads to home flippers etc and the "quick buck" bunch that contributed to this downfall just as much.

Hey, matter of fact, very few ppl are paid what they should be here, "Actors" for example are the biggest fraud when it comes to "paychecks"....I am asked to work for free, let's switch roles and responsibilities and see how "happy" that makes YOU!? I just paid $74 in gas to fill up my tank!!! not happy about that at all considering that unlike NYC, Tampa does not have that kind of public transit to ease the citizens.

Now if you want to tell me about Realtors "money spent on gas", I don't think even 1% of them look at the gas prices when they fill up, when you make $10k in one day....it doesn't matter anymore how much it costs to keep that Jaguar going. I don't see them driving '85 Toyota Corollas do you? stop that "poor me" thing about them, they do minimal work that every Joe can do, and get paid huge fees for it, their homes are paid off and have a few rented on top of that, I think they are the last ppl I would worry about doing well!!!!!

IF the OP has a $500k home, I am pretty sure it has enough features to sell itself for ppl buying in that price range. It would cost the OP a minimal amount to stage it if it needs staging, and there are a million places to list it free or for small amounts. I throw away mountains of "homes for sale" advertisements I get in the mail EVERY day that I consider a huge waste of money on their part. (& on this Planet's behalf, waste paper and trees) we have the web now, everyone has access to it one way or another...and plus, if the pictures suck, no one will look anyway.

(OT: Physicians ARE overpaid, because they come in for 40 seconds after you waited an hour and saw the "nurse" for 2 minutes! so yeah, you bet, they come in to tell me I have a cold (DUH!) and prescribe an antibiotic and get paid 6 figures for that? sorry, I think that is a bit ridiculous. They overbook patients and think that people have no jobs or other obligations and can take an entire day off from work to see the doctor for 40 seconds! What a joke! Yeah, a Heart Surgeon that actually DOES SOMETHING....can make 6 figures and can easily justify them by the degree of difficulty involved. But a physician nope...not the way the operate here...)

Offer your services for free? Maybe what ever it is you do isn't in much demand or you aren't the best at it. Actually, I am VERY GOOD at what I do, problem is people want everything for free...have you tried selling anything on Craiglist for example? in my field there are ppl without any education undercutting professionals all day long, and so now, businesses are being cheap and tell me how much they would love to use my services but they can only spend $100, well guess what, my rent is NOT $100!

Please come up with another. The HOEP act of 1994 is about sub prime mortgages which are usually very high interest and predatory loans.

The only ones to blame are the buyers. They had nothing or very little cash in the deal. Too easy to walk away when you have nothing much to loose.

Lots of people bought into zero down ARMS. Alot of these people are the ones walking away now. I think it very much does apply.

It doesn't apply at all.
Just because the buyers failed to read all the disclosures is not the lenders fault.

Anybody who bought a home with 0 down ARM has nothing to loose by walking away.

Again, the act does not apply in any way shape or form.

I just cant see how realtors contributed to it. They are in the biz of selling houses, not making financial arrangements for someone. The realtors didnt make up the prices. The sellers did. The realtors can only tell you what the houses like yours in the area have sold for.

Sure, those who walk away from contractual debts kill their credit, but that is another of the bad choices people make.
