Is the CDD fee credited from your property tax? Is it deductible from your federal income tax? TIA. Looking at properties in Hillsborough Cty and almost all new developments are CDD properties.

The answer to both of your questions is no. It is not tax deductible at all.

I would suggest working with a real estate agent to locate the properties in Hillsborough that do not have CDD fee's. CDD fee's do affect your monthly payment, so I completly understand. When we moved to Hillsborough, we looked at properties specifically that did not have CDD's for the same reason and found a great place in Lutz.

As has been noted, CDD's are not credited or deductible.
You will notice though that many communities with CDD's will have lower HOA fees.
I for one am not a big fan of CDD's which is basically a way for the developer to make back some of their bond money but what ever property you look at take into account all the fee's involved.

To me, the CCD fees are a real turn off right now. I've been looking at homes in New Tampa area to be closer to work. Virtually of the houses have CCD fees, and often rather hefty. Since New Tampa also has the highest millage for property taxes (I'm pretty sure that's what I read), the property taxes are high. Plus, there can be HOA fees in addition tothe CCD and prop tax. Now add in home owners insurance. Blend this altogether in a market that is a sea of short sales and REO's, and I've come to the conclusion I wouldn't touch New Tampa homes with a ten foot pole. Just my opinion.
