We want to purchase a home in Wesley Chapel (Country Walk).
I am a high school Health/ Spanish teacher and my husband works in retail. We have a three year old son and really want to move to Wesley Chapel, but I am now having second thoughts.
I am so scared because I keep reading so many negative things about jobs. Is it really that bad? My husband and I are both earning in the mid 40s.

Hi Mom4Life,

I love Wesley Chapel, and I think it's a great place to bring up our 3 young children. My son is going to the brand new Double Branch Elementary next year (where yours will go too if you send to public school). My wife is actively involved in the PTA and said the parental involvement is fantastic, which usually indicates that a school is going to be top-notch. Feel free to send me a PM if you're interested in more info around the schools/preschools in the area.

I also really like Country Walk, although right now we live in Meadow Pointe. I've gone through the models there several times.

My husband is being transferred to Tampa next spring. We just got back on Monday from a "fact finding" mission and I have to say that Wesley Chapel is more than likely the place we are moving to. It's awesome! We have friends there with a beautiful home with an in-ground pool. People are so friendly there too. I also went with my friend to the schools and were very impressed. All in all, it seems like a wonderful place to live. Fact is, there are negative people everywhere you go. If you like it, that's all that matters.

I think it just depends on what industry you're in. I do bookkeeping/tax prep for CPA's, and I make about the same here that I made in Houston and Ft Lauderdale (range is about $38,000-$42,000 for non-degreed). I was surprised to see that I would make less were I to move back to Dallas Wesley Chapel is nice.

I had a question about this area. What is the median range for a nice 4 BD/2BA 2200+ Square Feet home less than 10 years old?

also I heard that the home insurance was pretty high? is that tacked onto mortgage payments or how does that work?

HOI and taxes are put on a mortgage if you don't pay 20 percent down on the cost of the house. I refinanced my home for the value of the loan not the appraised value which was 20 percent more so I could pay my own HOI and taxes.
You should definitely check out the cost of taxes and HOI as in most areas it is hard to get HOI from anyplace but the state and it is expensive.

yes this is what I am attempting to find, what exactly the cost of HOI and taxes is in the area.

I have a home in Wesley Chapel and pay $1600 a year for HOI and it was built in 2006 and is 3000 Sq Ft home. The main reasons it's not much is it's newer than 2002 and most of the home is on one floor. My second floor is just a bonus room.

I recommend anyone to stay away from homes older than 2002 and the big square box looking homes that are cheaper for larger square footage.

Hello, I live in Meadow Pointe which is very close to Country Walk. Now is a great time to buy here. There are new schools that have just been built and others that are near completion.
I am a realtor and would be happy to find out what is in Country Walk on the market now if you haven't purchased already.
Retail and teaching positions are abundant because so many stores are already opening and new schools offer teaching positions.

It does not cost you anything to use a realtor to help you find a home. We know the "ins and outs" of buying from builders as well as resales. You can find many housing choices, it's a prime time to buy.
