Hello all,

I've searched and searched these forums. And this forum has helped me out quite a bit. I've got general answers from my searches, and now I am looking to pin point it to my specific criteria.

I currently live in upstate NY - and we have decided to move to Florida next year. We currently have a nice 2,000 sq ft brand new home on 2 acres in the country. I hate NY though, and I hate the people in NY. Most of all, I hate the weather and high taxes in NY. We are going to rent down in FL for a year, and look for a home while renting, that way we aren't in a rush. With all the reading I've done here - I've decided to be on the west coast, in a suburb of Tampa.

In both my job field, and my wife's field - we can basically get a job wherever we want. So work won't be an issue for us. We want to be near Tampa and the beaches, but obviously not IN Tampa. We've read really good things about Land O' Lakes, and the areas surrounding it.

Here's my story.. we are looking for a home at minimum 2,000 square feet, and we want to be in a newer home (built within 5 years).. and in a development, but not where it's house on top of house. We are looking for an area with some room in between houses. We are looking at the $160ish to $250ish price range. We have 2 children that will be starting school in a few years, so good schools is EXTREMELY important to us, a good hospital nearby, low crime, and some shopping close by. Most of all, we want to be about a half hr away from Tampa. We figure that it will be close enough to be driving distance away, but far enough away to be away from the city.

I realize areas have a "reputation" amongst locals, so we are trying to avoid areas that have a "reputation" of being riff-raff. Can you tell me what areas to avoid as well?

I hope someone can be of assistance in helping me out. Any help would be greatly appreciated.

Your problem may be your price range versus space between homes. You can find homes in that price range, but in the areas with the "good schools", there isn't much space in between. Don't get me wrong, I don't mean that homes are at zero lot line, but they are also not on acre lots.

Check out:

Villarosa
Cheval

On Van Dyke rd you have a brand new St Joseph Hospital.

All of these are on the Hillsborough side of Lutz, roughly 25 minutes from downtown. That is the side with the good schools. I cannot recommend Pasco, it is way to far and it is subdivision world with no space between lots. See the sterile thread. Its like that.

Thank you for the response. I'll look into those areas.

I can do without some land if need be. I wasn't looking for acre lots really. Where I used to live, I could spit out my window and hit the next house - that is what I am trying to avoid really.

Check out Lutz or Land O Lakes. There are some older neighborhoods like Lake Padget that have large lots. You will be able to find something in your price range. The schools are good from what I have been told. I like both areas because you don't have the sterile feeling that newer subdivisions have with very few trees. You also don't have CDD and in many cases no HOA either. That will add $$ to your monthly payment.
