I have never lived in Florida and have several concerns. My Daughter and her Husband live in Tampa and love it. We are moving from Texas to Maderia Beach on a channel home. My biggest concern is flooding. The home is newer (built in 05) and has been raised 18" from original old home that was torn down and rep aced by this newer home. The seawall has also been raised 18". Is this all a very good thing or does it even matter in stormy weather. Not talking about hurricanes just yet...that is another matter for sure! Just your regular big storms. Can I expect to be flooded every time it rains a lot??? The bottom floor is just garage and a bonus room. All electrical and ac units are 15' off the ground, etc and supposedly has category 4 windows and steel roof. I would like to finish off the bottom floor with a game room but now may be concerned about constant flooding.

Any of you long time residents in Maderia Beach or surrounding areas have comments that will help me with these questions??? We can still back out from buying because we have our inspection on Wednesday and we will just see how it goes.

Normally you wont get flooded as the intra coastal waterway is connected to the Gulf so water levels will remain constant with the usual tide changes, where you will get flooding is if a major hurricane blows through, fortunately for many that rarely happens.In fact i think the last major hurricane to hit the Tampa Bay area was in the 1920's..
I'd go ahead and build that game room and if hurricane warnings go up just bring the electronics from the game room upstairs..

There isn't any flooding in Madeira beach to speak of. Maybe if we had a big hurricane, but other than that. I don't recall ever hearing about that area flooding.

I am also moving to Madeira beach in July! I've been doing research about the same info and thank god that isint much of a concern from from what I understand. Welcome neighbor!
