You need to find a real estate attorney and call them with your info. Ask them if you have a case and if they will go after the mgt co and make them pay for their fee.

Could it help to email his boss\manager?

I dont know if he is a franchiseholder or what he is or if he is employed.

How would i phrase such a letter?
What of what i told you is the most important to point at?

Don't e-mail anyone. Make phone calls and talk to people and tell that 'YOU, THE OWNER OF THE PROPERTY, THIER CUSTOMER, IS NOT VERY HAPPY HOW YOU ARE BEING TREATED'.

If you sit back and let someone walk all of over you, they will just keep on walking. Makes me want to go over there myself right now!!!

This sounds like a terrible situation, Johan, but you really need to get legal counsel. This management company sounds so blatantly dishonest that I would believe them even if they told you it is sunny outside. They appear to be trying to take advantage of you, if what you say is the entire story.

You need to get a real estate attorney in Florida, specializing in landlord/tenant law (if possible), that can take a look at all of your paperwork and try to sort out what is going on here & what your legal recourse might be. Your RE attorney should be the one giving you legal advice...not that management company, not people on a message board, and not anybody else.

There has been development. I have visited the condo and some stuff is missing or destroyed.

The worst thing however is the bed, someone has pissed all over it. It is a new Queen size bed from a good brand.
It was completly new and never been used Before the condo were rented out. Now, it has a big yellow+brown stain that covers all the bed and has even gone through and have been running down the sides. Even behind the pillow, i found stains. It smells terrible!

That is disgusting. Keep every receipt that you need to get that place back into shape and go after that SOB.

I know this happens somewhere everyday, but I still can't believe that there are people like this out there.

Just go to a large and reputable Real Estate Company and get your home cleaned up and rented out again. It's probably less expensive than hiring an attorney to go after money you may never get back. If you feel up to chasing the money, try contacting the Florida Real Estate Commission - but I'm not sure how far you will get with this. I am really sorry you had this problem, you are a stranger in Florida and it is sad that you have been taken advantage of. It is not uncommon, it happened to me many times when we first came here, it seems that all the con artists in the world can smell a naive newcomer.

I have visited my agent. His assistant told me that he took move out photos and that they will check the photos and get back to me. I waited a week and mailed her. Now his camera is supposed to be broken and it will take quite a while to repair it

Hey Johan. How many times are you going to come in here and complain when EVERYONE tells you to find another Property Manager or talk to a Lawyer.
Now you are just bringing this problem on yourself. To me, this has NOW BECOME YOUR OWN FAULT.

How about a new piece of advice. Just continue doing what you are doing. Don't worry about it. You'll have the worst investment property in the Tampa area shortly and it will probably cost you 10's of thousands of dollars to fix it. But no problem, you are fine! Keep the same property manager and come back here every month and tell us how bad it is. Just wait, by Christmas the city will condemn it file a lawsuit against you for not maintaining your property. It will cost you 1000's of dollars.

INSTEAD YOU COULD RE-READ THIS THREAD AND TAKE SOME ACTION TO PROTECT YOUR INVESTMENT!!!
