in the A or 9 rated middle and high school districts, can one find a 4 br or 3 br home at 250K without a large monthly HOA? How high are property taxers and insurance these days? thanks

I don't see anything coming up in that price range in the good school districts. 33611 has a few, but the schools there are hit and miss so you have to be careful. I would guess around $3,500 for property taxes in that price range. No idea on insurance but I would assume at least a few thousand a year due to proximity to the Bay.

You have to search 33629, and no 4br there just aren't a lot of them, the cheaper houses that are on the plant/coleman district would be between elprado blvd and euclid, and east of dale mabry. The 2 middle schools you want to be on are Coleman and Wilson, Coleman is better rated, but both are excellent schools. I would talk to realtor who can get you a free listingbook account, and set up alerts, because as soon as those pop up they go under contract. Zip code 33609 would also work, that price point in the nicer areas in that zipcode would be harder to find.

Not going to find much in that price range in the A rated school districts. There is one on Renellie Circle (south el prado/north of Euclid, west of Manhattan) but its currently a rental and being marketed as a tear down, listed at 179,900. There may be a few more in that section but I believe they are listed at over 300k. Check out hotpads.com - you can search by map/school district, etc...

There are no HOA's that I know of in south Tampa - unless you are in a condo.

You can find plenty of nice homes with pools that are of relatively new (less than 15 years) construction in "A" rated school districts in Bloomingdale and other parts of Valrico.

I know the thread was about South Tampa, but my point is that there are plenty of "A" rated schools in far more affordable and less price inflated areas of Tampa...
