My father passed away and I am hoping to rent out his villa in 55+ community in Holiday. Right now, I"m in the unfortunate position of not owning it yet (atty is working on getting the deed transferred now), but unfortunately, my father's insurance policy was terminated in December (I received a notice through mail forwarding - I'm out of state).

I spoke to his former local agent who told me there is nothing they can do about it right now, between me not legally owning it (which I understand) and his policy being terminated, so currently the condo is uninsured. On top of that, she told me there is "no market" (insurance-wise) for a vacant home, so I could not get it insured unless I have tenant full time or at least 4 months or so of the year. Which is, naturally my plan, but so far I've only had interest for 1 or 2 month vacation rentals.

Has anyone heard of this? I can't believe you can't get insurance on the home if it's planned use is a vacation rental (though I'd be perfectly happy with 12 month rental).

I plan to start calling some other agents to get some info. I'm worried that the insurance cost, since I"m not living in the home and out of state, is going to be prohibitive to make it worthwhile to even keep the condo. Just wondering if others have had similar experience. Thanks.

The rental market is hot right now so I suggest you find a property manager and most likely they can get it rented out within a month or two. I'll pm you mine if you like.

My insurance is through American Integrity and they advertise on their site that they have insurance for vacation homes as well as vacant homes.

Thanks, I would appreciate that. I hadn't planned in going in that direction, but maybe it is the best thing to do, seems difficult to handle everything from TN when we do not have opportunity to get down there. Thanks!

I think someone told you incorrectly. I would contact another insurance agent.

Whether or not someone is in the home for any amount of time, hurricanes and fires still happen, people can break in, trees can still fall on the home, etc.
