Well, we've lived in Florida for 6 months now and are getting ready to build/buy a house. We are very seriously looking at the neighborhood of Trinity East for our family. We have 2 littles entering kindergarten next year. I think I've done plenty of research and drives through the area and given our budget of $325k or less, I think it's a good fit. The schools are A rated and it's a brand new home. I don't love that the homes are all pretty close together, but that's something we've had to get used to moving here.

So, we've given a refundable deposit on a lot and are ready to sit down with a builder to see if we can come up with a plan. Any red flags I'm missing about the area? BTW, it's a really good location for hubby's job too. Your thoughts, please.

The only thing that I would suggest is having the Builder have the lot tested for possible sinkholes. There is a soil test that can be done. It doesn't necessarily guarantee you, but will give peace of mind (and allow you not to feel required to purchase sinkhole insurance).

Get all the upgrades you can. While they may not move much on price (Builders hate doing that as market value of homes are very important to them) they always can go an extra mile.

Get everything you are asking for IN THE CONTRACT!

That sw section of pasco has alot of sinkhole activity. You can reseatch it thru the pasco cty property appraisor website and one other that eludes me. We bought in the middle of pasco on 41 at Connerton. Love it here. With that budget brand new home on 75 ft lot 3k sq ft here.
