I don't think it's further than anything else in WC. There's an elementary and middle school right there.

Which Elementary school and Middle School are there?
I live in Wesley Chapel near SR 54 and from my community to Live Oak it takes another 10 min. at least. The closest grosery store is either the more expensive Winn Dixy on SR 54 or driving to Zephyrhills which takes at least 15 min if not longer and to the Bruce B. Downs (Target) it takes at least 30-45 min. if there is not much traffic. The planned shopping is probable at least 2 years or longer before they start building. First they planned on building close to New River fas ll which is already postponed. It is not good news but you have to be realistic specially when the gas prices are sky high.

I'm sorry I mixed up this community with Oak Creek. Some names look alike, I'm sorry.

I think there are more families than retirees. Though do your research if you are considering buying there with TOUSA filing chap. 11 and much higher number of existing homes on sell.
