Family with 3 young children. Best commute to USF for a looonngg time! School zone matters! I realize Tampa Palms is close, but I hear bad things about Bruce B Downs. Thanks!

Commute from Riverveiw to USF will be challanging during morning hours traffic hours.

you can bike to USF from Tampa Palms. Riverview is considerably longer and only one alternate route if you run into traffic problems. BBD can be bad at times but sitting on 75 is much much worse

I live in Tampa Palms and work at USF Health. It takes me about 10 to 15 minutes at 7:20 am.

If you decide on Tampa Palms, make sure your kids go to Chiles Elementary. It is a much better school than Tampa Palms. Tampa Palms is snooty and the kids behave like their parents. The principal at Chiles is better as well.

Anthing bad you hear about Bruce B Downs can be tripled with what you will see on the I-75/HWY 4 Interchange during peak travel periods. It is the bigget parking lot you will see in Tampa! Bruce B Downs has been under construction for a long time now but most of that North of I-75 is complete. It is a straight shot to USF and you don't have any freeway traffic.

The one nice thing is that to get to New Tampa incase of traffic problems or accidents, there are alternate routes with a little more time (think Bearss to Livingston to County Line).

Riverview has a very different look and feel than Tampa Palms/New Tampa area. It is hard to put into words why, but it certainly does. Not good or but, but extremely different. Home prices are higher in New Tampa (33647) than in Riverview for what it's worth but as soon as you drive through the areas, you understand why.
